The only thing that is effective is inspection. The remedy is replacement
or augmentation to provide the strength of the original drilled pier with
the contractor paying all design and construction costs. Inspection,
acceptance and payment is covered by the Deep Foundations Institute (DFI).
TM-NDT-1 is a good document on NDT inspections. Larry Olson
http://olsonengineering.com is very experienced in NDT of deep foundations.
There are several methods of NDT. Some need to be planned to have embedded
instrumentation.
It does you little good to require long term warranties. It is not very
practical to try to effect a repair on a structure 1 or 2 years old.
